31 Birnie Avenue sets a new benchmark for sustainability in industrial design, becoming the first development in NSW to achieve a 5 Star Green Star Building (As Built) certification under the Green Star Buildings tool in NSW.
The 7,100sqm site includes two warehouses (2,970sqm and 3,500sqm), office amenities, parking, hardstand areas and 15m warehouse awnings.
Featuring a robust sustainability framework, the facility includes 200kW of rooftop solar PV, electrical infrastructure for forklifts and EV charging and supports future renewable energy storage. Material selection and structural efficiencies cut upfront carbon emissions by 10%, while a life cycle assessment demonstrated a 30% reduction in environmental impacts.
