The 42,000sqm single-tenancy warehouse is the second of four facilities delivered for repeat client Mirvac at the Aspect Industrial Estate. Designed to optimise manufacturing efficiency and tenant amenity, it includes a 2,000sqm two-storey office, high-bay racking, loading docks and B‑double access manoeuvring areas.
Two temperature‑controlled cleanrooms, constructed with XFlam insulated panels and supported by seven roof‑mounted Temporzone units, deliver energy‑efficient environmental control. Purpose‑designed for high‑resolution printing operations, these spaces maintain precise temperature conditions, safeguarding print quality and ensuring equipment durability.
Targeting a 6-Star Design and As Built rating—uplifted from the initial 5-Star goal—Mirvac Lot 8 prioritises low-embodied-carbon materials such as paint, carpet, concrete and asphalt to reduce environmental impact.
Redesigned from two separate tenancies to a single‑tenant layout required advanced replanning of services, loading configurations and office arrangements, all achieved while maintaining critical path.
